Payment
We accept cash, checks and money orders.
NOTE: (Checks must be received at least 15 days prior to arrival date)

Deposit Requirements
A deposit equal to one nights lodging or 50% of the entire
stay is required prior to
final confirmation of room reservations.
Balance of payment is
due open arrival. Guest must be at least 21 years of age to rent the
farmhouse
Returned Checks
There will be a $35.00 minimum charge for all returned
checks.

Occupancy

The number of people occupying the farmhouse shall not exceed that which is
listed on the reservation form. A fee of $30 per person per night will
be automatically added to your account if occupancy is different than agreed
upon.
Check-in/out
Check-in: after 3:00 pm
Check-out: 11:00 am
Minimum Stay
Two night minimum stay is required on weekends (Friday and
Saturday night) during the Fall Season, holidays, and special events.
If in doubt, please call to inquire about single-night stays.
Cancellations
/ No Shows
Because of our small size, cancellations and no shows
affect us significantly. We do understand that sometimes plans must be
changed. For this reason, we will gladly apply your deposit to a new date
or issue a refund if cancellation is made 10 days prior to the date of
arrival.
If cancellation is made less than 10 days prior to arrival
date, a full refund will be provided ONLY if the farmhouse is rebooked for
the date of your reservation. However, if the farmhouse is not booked or
you do not honor you reservation (No Show), you will be charged the entire
scheduled stay. No refunds will be made for early departures.
Smoking Policy
No smoking is allowed inside the farmhouse. It is
state law in Illinois as of January 2007. A minimum
$100.00 fee will automatically be assessed for smoking inside the
farmhouse. Smoking is permitted outside only.
Pets
Pets are not allowed due to the fact that other guests may have allergies
Children
Children are welcome if well supervised. Children should
be under parent supervision. Children could easily
wonder off and get lost if not supervised.
Responsibility of Guests
You are responsible for all items in the farmhouse and
grounds. This includes anything lost, stolen or damaged during your stay.
Special Requests
We will try to accommodate any special request or need you
have. Please let us know at the time of reservation and we will do our
best to make this a memorable and relaxing stay while you are with us.

Expect snow and/or ice when staying with us during winter
months. Illinois is known for its very different seasons. In the event of a last
minute "bad weather situation" we will try to contact you as soon as
possible to make arrangements and alert you to the weather conditions.
We are not responsible for accidents or injury, damage to
personal property or vehicles or loss of money or valuables of any kind.

For breakfast, we stock the refrigerator with breakfast
items such as bacon, sausage, eggs, biscuits, milk and juice. The pantry
has pancake mix, syrup, oatmeal, gravy mix and more. Or, if you prefer we
can have homemade coffee cake/muffins or overnight casserole waiting in
the refrigerator for you.
